Retrofits will add 270,000 sq. ft. of move-in-ready space

The next development is in the works for TexAmericas Center (TAC), a retrofit of the former Lone Star Army Ammunition Plant Area D Warehouse Complex.  To ensure continued, available builtout product, TAC is adding more move-in-ready space on the footprint.  Area D is comprised of twelve (12) 22,150 sf warehouses and one 4,000 sf office building.  The buildings are in good condition but require certain upgrades.  Retrofit plans include adding 3-phase electricity, office space, bathrooms, and fire suppression that will make the buildings more adaptive and attractive for manufacturing, warehouse and distribution business prospects.  The project is being performed as speculation; a custom design can be arranged for tenants wanting to take advantage of this owner-financed buildout program. The project is designed for tenants seeking 7,000 to 270,000 square feet of industrial space.  The first building is scheduled to be available for lease upon completion of the repairs.  The building is approximately 22,150sf and its dimensions are about 100’ by 221’, and can be subdivided to 7,000sf.  TexAmericas Center’s available, move-in-ready building space is currently 94% occupied, with a majority of the space on the Central Campus. This project will add building capacity to the East Campus, and TexAmericas Center will continue to proactively retrofit additional warehouses as they are leased or needed.

“Strategic planning is essential for TexAmericas Center’s success,” said Scott Norton, Executive Director/CEO of TexAmericas Center, “and having move-in ready buildings is a demand for many business prospects that we encounter. As designed, the building space can be subdivided into 7ksf, 11ksf, and 15ksf sections, making it very attractive for businesses looking to locate or grow in the Texarkana region. TexAmericas Center will continue to reinvest in the property as more businesses are attracted to the footprint.  We are laser focused on creating jobs for the residents of the greater Texarkana region.”

TexAmericas Center has created a financial incentive for commercial and industrial real estate agents to participate in the redevelopment of TexAmericas Center and the economic growth of the greater Texarkana region.  Launched in January of 2018, TexAmericas Center will pay a commission on the sale of owned business park lots, or lease of owned buildings and ground.  Real estate agents are encouraged to contact TexAmericas Center to learn about building options, training, financing and site development assistance available to their commercial or industrial clients.

“We pride ourselves in having a great working relationship with the professional real estate community and for having a ‘Can Do’ attitude focused on personal customer service, minimal regulations, and flexible terms,” said Eric Voyles, Executive Vice President/CEDO of TexAmericas Center. “TexAmericas Center provides a unique opportunity to deliver move-in ready and build-to suit industrial product to the underserved four state area around Texarkana." Voyles further stated, “There has been tremendous leasing activity in the light manufacturing, office and flex space at TexAmericas; this new initiative is focused on smaller-to-medium sized tenants seeking affordable modern construction by a premier industrial developer in North East Texas.”

TexAmericas Center intends to request bids for the project later this month and will present the retrofit plan for the Area D warehouse at the upcoming board of directors meeting; the retrofit plans will commence immediately upon approval.  Jeff Whitten, Vice President of Operations for TexAmericas Center, will manage the bid process and construction for the Area D Warehouse retrofit. A Scope of Work, TexAmericas Center’s Construction Guidelines and Bid Process are available by contacting Mr. Whitten at Jeff.Whitten@TexAmericasCenter.com or by phone at 903-223-9841.

“The Area D retrofit will be the first significant rehab undertaken by TexAmericas Center,” said Jeff Whitten, Vice President of Operations for TexAmericas Center. “The redevelopment of the former Lone Star Army Ammunition Plant and realigned portion of Red River Army Depot property is the mission of TexAmericas Center, and this project is another step forward in fulfilling that mission and creating quality jobs for the Texarkana region.”

TAC offers additional real estate services including build-to-suit options, along with certified sites, and flexible lease agreements. More information about TexAmericas Center’s real estate services is accessible in the TexAmericas Center Real Estate Services Booklet, released last month; for a copy of the booklet, you can email Devon McCloskey at Devon.McCloskey@TexAmericasCenter.com or by calling 903.223.9841. With a total of 12,000 acres and 3,000,000 sf of commercial building space, TexAmericas Center has the precise site and building opportunities needed by new and expanding businesses.
